  • It is strongly recommended to perform a test application on a small area before full use to assess performance, finish, coverage, and the suitability of the application method. Allow the test area to dry for 5–7 days before evaluating the results.

  • Blocmate® CORE 500™ should only be applied to concrete that is in good condition and free from underlying structural issues. If the concrete is damaged, cracked, or deteriorated, the product may not perform effectively and is not recommended as a remedy for structural defects.

  • Ensure the concrete surface is fully cured, completely dry, and free from paint, coatings, dust, and debris. Use pH-neutral cleaners when necessary. For stubborn dirt or stains, a power washer may be used. If using acid-based cleaners, neutralize the surface immediately after cleaning. Then rinse thoroughly with clean water and allow the surface to dry completely. After cleaning, let the surface dry for at least 24 hours before applying any treatment.

Cover surrounding areas to prevent unintended application.

For best results, apply a densifier like Blocmate® CORE 100™ first to strengthen the surface and reduce porosity, then follow with Blocmate® CORE 500™ to add long-lasting water repellency.

  • Always use clean tools to ensure a consistent finish. For smooth, flat, horizontal surfaces, a microfiber mop ensures even coverage and proper penetration. Use a roller for vertical or textured areas, and a brush for corners, edges, and uneven surfaces. For faster application over large areas, a low-pressure sprayer with a coarse tip may be used—avoid using fine mist nozzles.

TIP: An extra brush or roller may come in handy to smooth out any runs or drips during application.

  • Wear appropriate protective gear, including a face mask, rubber gloves, and safety glasses.

IF MISAPPLIED, rinse off immediately with clean water and wipe away with a cloth or sponge before it dries.

  • Mix well before use. Do not dilute the sealer and use only as directed. Apply only in good weather conditions (between 4°C and 35°C), and avoid application if rain is expected within 24 hours.

    General Application / Horizontal Surface

Apply the first coat by pouring, spreading, or spraying the sealer evenly over the surface.

The surface should appear wet but not pooling, and the sealer should soak in within 10 minutes.

Work in small sections to maintain a smooth, continuous application and avoid visible lines.

Let the sealer soak in, then—while the surface is still damp—apply a second coat (this is known as the wet-on-wet method). If excess product builds up or begins to pool, use a brush or roller to spread it out evenly. Avoid overapplication, as it may cause patchiness or discoloration of the substrate.

    Application Tips

    • Vertical Surfaces
Start from the top and work your way down in overlapping passes to prevent streaking or missed spots. Let the sealer run down naturally, and use a brush or roller to catch drips and ensure even absorption as you go. Working in small vertical sections also helps maintain control and consistent coverage.

    • Drying, Curing, and Clean-Up
After application, rinse brushes or rollers thoroughly with water while still wet to remove any remaining residue, then allow them to dry completely before reuse. Let the treated surface dry for 24 hours without foot traffic, and allow 7 days for full curing.

  • Maintain the treated surface by regularly sweeping or gently pressure washing with clean water. If needed, use only pH-neutral cleaners to avoid damaging the hydrophobic layer.

Clean oil and grease spills promptly, as the surface repels water but may still absorb oils, which may cause staining.

Inspect the surface annually for signs of wear—such as reduced water beading or visible stains—which may indicate the need for reapplication, especially in high-traffic areas. If needed, reapply every 3 to 5 years, following the original application method.

  • Store in a cool, dry place away from sunlight. If storing after opening, keep the container tightly closed to prevent evaporation and drying of the solution. This solution is stable in storage and can be kept for a year. Just mix well before using it again.
